Taking away the stress
Pleasure may not be a word you’d normally associate with moving home, but at Proctors we like to put the fun back in to moving. Whether you’re making your first step on the property ladder, downsizing or expanding to accommodate a growing family, all of the little details are taken care of, so you can focus on styling your new bedroom, discovering your nearest coffee shop, and all the enjoyable things that come with moving to a new home.

At Proctors, our team of experienced agents take the time to listen to your individual needs so we can guide you through a smooth house move. Plus, to make moving a little easier, we’ll give you helpful selling and buying advice along the way, so you know how to handle, solicitors, mortgages, removal companies, and everything in between. Just register your details with us and we’ll do the legwork for you.

Maximising the exposure of your home
When it comes to selling your home, you want to know your estate agent is going to market your property in the best possible way: on their website, on prominent property portals, in the local press, and in branch. What really sets Proctors apart is the care we take in marketing your property to the right people.

Not only do we send personalised alerts to our impressive database of potential buyers, we take the time to get to know which of them will have a real interest in your home. We provide comprehensive property details for your home that give potential buyers all the information they need - and they look great too. Proctors’ innovative marketing techniques, including the effective use of social media, will help you generate maximum interest for your home, in the shortest time possible.

Besides, with Proctors striking orange branding throughout the area and a long-established reputation, many make us their first point of call.

Helping you move
If you’re considering selling your property, if you need to remortgage your home, or you’re simply curious about its current value, Proctors provides free, no obligation valuations.

Of course moving isn’t just about properties, mortgages and finance, it’s about making an important life decision. That’s why we put you at the heart of our business. By focusing on you and your property needs throughout the buying and selling process, we make sure you get exactly what you’re looking for. Selling your home can be stressful so it is important to choose an agent you can trust who will make this process as smooth as possible. At Proctors we aim to eliminate the stress and make the experience as easy as possible. Our aim is not only to get the best possible price for your property, but also ensure the process runs smoothly rightly through to completion, so you can focus on all the enjoyable things that come with moving to a new home.

If you are planning on selling a home, here are a few guidelines we hope will help you on your journey:

Valuation
You will require a valuation. At Proctors we offer two valuation services. The first is an online valuation tool that allows you to get an instant online estimate of the value of your home based on the current market - click here for your valuation.

We also offer a free at-home appraisal to provide you with a more detailed valuation, along with advice on the best way to market your property. And, if you book a face-to-face valuation you will also be presented with a free Proctor piggy bank.  Contact your local branch here.

Instruction of the Agent/Property Details
Having received your valuation, and provided that you are satisfied with it, we will then proceed to prepare full sales details of your property. We will highlight the important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs, which we will refresh regularly if needed.

Marketing
Once you have approved the details of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by Proctors and we are happy to show prospective buyers around your home. All our staff from the branch you instruct will have visited your property, so there is always someone who can answer buyers' questions or show them around.

We will market your home using the following tools:

  • For Sale board
  • Office and window display
  • Email alerts, mail shots and telesales to registered prospective buyers
  • Advertising of your property in local publications such as News Shopper as well as exposure on social media via Twitter, Facebook, Google + and Linkedin
  • Your property on our website and property portals including Right Move and On the Market

Updates, offers and completion
We aim to keep you regularly updated on the sale process right through to completion.  Once all the legal work has been completed, including a mortgage offer if necessary, the solicitors will arrange to exchange contracts with a mutually agreed completion date.
